Our full-time property management service is designed to keep things running smoothly. Utilizing our Full Service Property Management option, you will never again have to worry about managing your rental property. We handle all of the above details for one low monthly fee. Some other companies charge up-front fees just to "set up your file." Some also charge significant "contracting” fees for obtaining estimates and overseeing maintenance work on your property. Some even charge you for having their “For Rent” sign in front of your property, early contract cancellation fees, and management fees that continue to be charged even while the property is vacant. All of these bogus fees and charges will eat into your profits. We do not charge any such fees. We believe that "full service" really means full service. What we wonder is, how would one of the companies charging any of those bogus fees define their “full service property management?” What would it include if all those things are considered extras? We only charge two types of fees to keep things simple and fair. There is a monthly management fee for full service management as described above, and a tenant placement fee. Our monthly management fee is calculated as a percentage of your rental income. This provides an effective incentive for us to maximize market rents, while staying competitive within the market, of course. We earn a low, flat-rate placement fee each time we locate, screen, qualify, negotiate, and ultimately sign a rental agreement with, a new tenant. We never ask you to pre-pay us a cent before we perform what we are hired to perform. Any and all fees that we earn will always be paid from the rental proceeds we collect. In other words, if you hire us to find you a tenant and we don’t find you a tenant, we do not expect to be paid. We also do not collect any fees during vacancy periods. This policy is a very strong incentive for us to work as hard as possible for you. It is also the fair and right way to do business.
